What happens from submission to closing
Here is the exact sequence of events when you list with Dash List — not a marketing summary, but what Thomas and the team actually do at each step.
You submit your listing details online
You complete the listing intake form at azflat.com/contact. You provide the property address, asking price, square footage, and any details you want in the MLS description. You also upload your photos (up to 100) or request professional photography as an add-on.
Takes 15–30 minutes. No appointment needed.
Thomas reviews your submission and prepares the MLS listing
Broker Thomas Mastromatto personally reviews your submission. He prepares the ARMLS (Arizona Regional MLS) listing data, confirms the property details, and drafts the public-facing description. He contacts you directly if anything needs clarification.
Listings are typically live within 24–48 hours of submission.
Required Arizona disclosure forms are provided
Thomas provides all required Arizona disclosure forms — including the Seller Property Disclosure Statement (SPDS), Lead-Based Paint Disclosure (if applicable), and any county-specific addenda. He walks you through each form so you understand what you are signing.
Broker-supervised. You are never left to figure out disclosures alone.
Your home goes live on the MLS and all major portals
Once approved, your listing is published to ARMLS and automatically syndicated to Zillow, Realtor.com, Trulia, Homes.com, and dozens of additional portals. ShowingTime is activated so buyer’s agents can request showings directly through the app — you approve or decline from your phone.
No calls required to schedule showings.
Buyer inquiries and offers come directly to you
Buyer inquiries from the MLS and portals are forwarded to your phone and email. When a buyer’s agent submits an offer, you receive it directly. You negotiate directly with the buyer’s agent — Thomas is available to advise on offer terms, contingencies, and counteroffers.
Thomas reviews every offer and counteroffer before you sign.
Thomas reviews the purchase contract and all addenda
When you accept an offer, Thomas reviews the Arizona Residential Purchase Contract, all addenda, and any counteroffers. He explains each clause, flags anything unusual, and confirms the terms are in your interest before you execute the agreement.
Broker contract review is included in every package — not an add-on.
Transaction coordination through closing
Thomas coordinates with the escrow company, the buyer’s agent, and any inspectors or appraisers throughout the escrow period. He tracks contingency deadlines, responds to repair requests, and ensures the transaction stays on schedule through the close of escrow.
The 0.5% closing fee covers this full-service transaction management.
